The Albany Group had been successful in securing planning permission for a residential redevelopment of this former industrial site in East London. The 0.5 acre site contained a series of vacant two storey brick warehouse buildings which were due to be demolished to make way for the consented scheme. The planning permission allowed for the construction of two new blocks (CGI pictured) of seven and eight storeys, containing 149 residential units above 13,000 sq ft of commercial space.
The Albany Group approached JLL and instructed us to secure a sale of the site to a residential developer at the highest price achievable in the open market.
- JLL prepared bespoke marketing material in order to showcase the key attributes and potential value of the planning permission.
- A password protected website was set up to make all key technical documentation available for potential purchasers to download and review, ensuring all parties were capable of making a credible and well-researched bid.
- An open marketing campaign was run in order to cover a wide range of interested parties and ensure that any interested party was able to put forward an offer in a very competitive market place.
- A sale of the site was secured to Essential Living, the build to rent developer, for a price of c. £14m.
