Brentford Football Club is relocating to a new site, on which a new 20,000 seat football stadium will be constructed alongside 910 new homes. The Club’s existing stadium, Griffin Park, will be redeveloped to provide a further 100 homes, with the receipts for the residential development sites funding the delivery of the new Community Stadium.

JLL is retained as Property Advisors to the Club, and is in the process of finalising contract negotiations for delivery of the stadium and residential developments with developer contractor, Willmott Dixon.


To carry out out the viability assessment of this key strategic site, ensuring that land value is enhanced by the minimisation of planning obligations. The Viability Assessment considered the residential scheme as an enabling development for the stadium. The successful justification of a reduction in affordable housing and S106 obligations was made, in part, on the basis of the significant community benefit delivered by the Football Club.


LB Hounslow granted planning permission for a scheme with nil affordable housing, on the basis that the residential sites will enable delivery of the new stadium, allowing the football club to remain in the borough.
