situation

A high end residential development in prime central London consisting of 14 flats over 5 floors let on Assured Shorthold Tenancies. Our residential team were instructed to act as sole sale agent and managing agent on behalf of the Receivers, Kavanagh Fennell, through to the successful sale of the property.

brief

  • To undertake management of the 14 flats and common parts from instruction through to completion of the sale.
  • To establish the validity of tenancies in place and ascertain whether there were any rent arrears.
  • To carry out works necessary to ensure statutory compliance.
  • The Receivers’ insurers required a large amount of work to be carried out by a set deadline, providing only two weeks for works to be completed.
  • To provide a regular progress report of the works undertaken.
  • To carry out reactive remedial works.
  • Liaise with solicitors regarding apportionments of rent.

outcome

  • In a very short period of time the property management team resolved any outstanding maintenance issues and carried out the relevant safety assessments to ensure compliance with current legislation.
  • The team were able to establish that tenants were still in occupation of the properties and recovered some of the historic arrears.
  • All works requested by the Receivers insurers were completed by the deadline and the Receivers were provided with regular progress reports of the work carried out which they were able to forward to their insurers.
