Scotland Residential Forecasts – January 2017

We expect residential development activity to increase steadily over the next five years as the demand and supply imbalance intensifies. Housebuilders are feeling more optimistic but they are treading carefully, fully aware of the recent past as well as the uncertainties surrounding Brexit. These pressures will lead to price and rental growth especially in key city centres.

Given this economic and political backdrop it is encouraging to see signs of positivity within the housing industry. However, Scotland-wide development completions of just under 16,000 units a year across all tenures have increased only marginally over the past five years and remain notably below the circa 25,000 units seen in 2007.
