The JLL Q3 2026 Prime Central London Report tracks activity across the central London housing market. The report incorporates the results of our quarterly JLL Prime Central London Index.
The lettings market is the main story this quarter, as wealthy residents choose to rent instead of buy.
Top-end annual lettings activity is at record levels in Q3, with the number of homes let for more than £3,000 per week, up 14% year-on-year. Homes let at more than £100,000 per year – which are exempt from the Renters’ Rights Act – rose 22% annually. But strong demand isn’t necessarily translating into higher rental growth, with average rents up just 0.5% annually, as top-end supply more than doubled over the quarter.
In the sales market, average prices fell 1.4% over the quarter and 7.2% annually, softening from a 7.7% fall in Q2. The underlying demand we are seeing at the top end of the lettings market, could mean the sales market is in a stronger position once conditions improve.
