South East London 2020

Our latest South East London research suggests an exciting mix of new, regenerated and rediscovered neighbourhoods are helping to shape its more dynamic future.

South East London is home to some of the most significant regeneration areas in London as well as exciting and upcoming neighbourhoods.

With the Government’s clearer plan on Brexit and renewed momentum from both buyers and sellers, we are expecting a far more active housing market. Looking ahead, we forecast an 18% sales price growth and 18% rental growth in the next five years, a marginally stronger rate relative to much of Greater London.

Residential development is a key driver of this enhanced and improving area. Amongst key growth areas for the planning pipeline include the Old Kent Road Corridor which is set to deliver just over 5,000 private units, Greenwich Millennium Village with around 3,600 units of all tenures and an additional 4,572 private units in Blackheath through the new Kidebrooke Village neighbourhood. The Bakerloo line extension will improve the existing convenient transport connections in the area, making South East a desirable location to call home.
