Stamp duty holidayGovernment policy support is of absolute importance in limiting the economic impact of Covid-19 on the housing market in the UK. The stamp duty holiday until 31st March 2021 for homes up to &pound;500,000 could prove to be a key incentive to kickstart
 the housing market and make up for lost sales. There is a lot of pent up demand for new homes in the UK &ndash; our research shows more people are now looking to move home in the next two years. This stimulus could trigger a stronger than anticipated
 bounce in demand by allowing aspiring purchasers to use their stamp duty saving towards a higher deposit.The Government has a recent track record of making stamp duty changes to help those on the earlier stages of the housing ladder such as first time buyers. Looking forward we would also encourage the Government to consider stamp duty incentives for older
 people to downsize or right size their homes. There is strong evidence to show that those over the age of 65 simply do not move until such a time as it becomes a necessity, such as needing care. However, over the next 10 years around 25% of the UK
 population will be over the age of 65. Encouraging these people to move into age appropriate homes would free up much needed housing at the other end of the housing ladder.The green recoveryAssisting households with making energy-efficient home improvements will lead to lower energy bills, create job opportunities all over the country and is an important initiative to help deliver a low carbon future for the
UK.&nbsp; But the Government still needs to lay out the full roadmap to decarbonise all homes across the UK, and it must take responsibility to educate the public that living in a low carbon home is both inherently desirable and an absolute necessity
to meet our climate change goals.

London, 9th&nbsp;March 2020 &ndash; Greater economic and political certainty will fuel higher price growth and transactions in the UK housing market in 2021 and 2022, according to JLL&rsquo;s Living With 2020 Vision Regional Forecasts Report. Whilst 2020 will see gradual change as housebuilders start to rebuild development pipelines, this foundational growth will set the market up for significant regional growth from the end of the year through to 2024, with Greater London (17%), the East of England (16.4%) and the North West (16.5%) predicted to record the strongest sales price rises.Manchester is forecasted to have both the highest sales price (17.1%) and rental growth (16.5%) of any UK city over the next five years. The sales price is notably higher than the UK average (14.8%), despite London having a significantly higher volume of development. There are a variety of reasons for this, namely growth in the local economy and population. Bristol is ranked second to Manchester in terms of speed of growth, with a sales price growth forecast of 17% between now and 2024. The city&rsquo;s first coliving scheme has secured planning permission and the multifamily sector continues to grow with several developments under construction. Whilst Leeds and Liverpool are not growing quite as fast, they are continuing to evolve as strong hubs for property. As the city centre continues to increase its number of owner-occupiers, investors, renters and developers, Liverpool is developing into a modern city with a forecast of 13.1% sales price forecast for 2025. Similarly, Leeds is seeing change, with multifamily schemes in the development pipeline catalysing a potential rent push in the city&rsquo;s market. The West Midlands property market is also modernising. Birmingham&rsquo;s urban living sector has become prominent in the city centre over the past few years and is expected to grow further with continued demand. This has been aided by enhanced public transport at Grand Central, with further improvements expected when HS2 is launched. With this, Birmingham can be expected to grow stronger in both economic and demographic terms, mainly as transport in London is seen as one of its biggest pull factors. As the UK progresses through the first few months of the post-Brexit era, markets are still adapting, and the property sector is no anomaly. Across all UK city centres, higher price growth is likely to occur as greater economic and political certainty encourages positive consumer confidence, strong real wage growth and a robust jobs market. Nick Whitten, Director of UK Living Research &amp; Strategy, JLL said: &ldquo;2020 is a milestone year for the UK&rsquo;s regional cities and getting the property sector &lsquo;back on track&rsquo;. Whilst as a country we are still reconciling post-Brexit dynamics and there is a level of uncertainty that is affecting all markets, including housing, as everything begins to stabilise, housebuilders will be able to move forward and we can expect significant growth in the property sector across the UK.&ldquo;JLL forecasts regional cities will be able to retain their talent and bridge the gap they currently have with London if adaptations to their property hubs are made. These cities are currently on track for success, with many developing more modern living approaches. If this can be coupled with a balanced life-work package, a shift in the industry from a London-centric property hub can, and should, be expected.&rdquo;

Manchester, 8 August, 2019 - JLL has seen a spike in demand for apartments with a 117% increase in people moving in to Manchester in July 2019, compared to the same period last year. Head of North West residential agency, Louise Emmott, believes the increase in people moving in to Manchester can be attributed in part to the city&rsquo;s enduringly attractive offering. &ldquo;While Manchester&rsquo;s appeal endures, we're seeing more international businesses recognise the importance of shoring up their operations in Northern England, and recognise Manchester as an ideal location. &ldquo;Manchester is becoming increasingly in demand as a city, as young people are priced out of the capital and businesses look to &ldquo;north-shore&rdquo; parts or all of their offices. &ldquo;Manchester has so much to offer &ndash; it&rsquo;s teeming with culture, sport, a world-class food and drink scene and a booming night-time economy. This, paired with the area&rsquo;s impressive business credentials, means that it&rsquo;s hugely appealing to younger generations that want the big city feel but can&rsquo;t afford or access London. &ldquo;Similarly, Liverpool is a serious contender nowadays and we&rsquo;re seeing continued interest there too.&rdquo; In addition to the 117% increase in people moving into apartments, the team has also seen a 103% increase in lets agreed in July 2019, compared to July 2018. Louise continues: &ldquo;With Manchester, as we&rsquo;re seeing more and more people flock to the city region, there has naturally been an increase in rental and house prices. &ldquo;That increase is always a sign of a healthy local economy, which is of course positive. But we have to be mindful that one of Manchester&rsquo;s key attractions has always been its affordability when compared to southern cities, so it&rsquo;s important that it doesn&rsquo;t price itself out of the market &ndash; something that we at JLL are very conscious of. &ldquo;The introduction of the build to rent market in Manchester has proved very popular and we are seeing an increasing trend towards students and graduates seeking residential accommodation with additional amenities within a development such as gymnasiums, leisure facilities and lounges.&rdquo; The lettings figures come off the back of a successful year for JLL&rsquo;s residential team based in Manchester with the successful launch of a new BTR development in the Northern Quarter and the new homes team currently completing on over 350 apartments for Muse Developments and Peel Holdings.&nbsp;&nbsp; &ldquo;The team has worked incredibly hard this year, and that can&rsquo;t be discounted - we&rsquo;re still one of the region&rsquo;s most effective agents and I&rsquo;m proud of how we&rsquo;re continuing to grow and evolve,&rdquo; concludes Louise.

London, 31 May 2019&nbsp;&ndash; New research released today by JLL reveals an optimistic year ahead for real estate investment in Europe, with Living predicted to achieve 30% growth this year. According to the inaugural&nbsp;<a href="http://residential.jll.co.uk/insights/research/european-living-report">JLL European Living Survey</a>, the Living asset class - which brings together student housing, coliving, multifamily and healthcare real estate assets &ndash; is set to thrive as 8 in 10 investors look to expand into new European markets. This could inject as much as &euro;40 billion of new capital into the sector, which last year reached &euro;69 billion. The success of Living is being led by investors looking to capitalise on changing demographics, such as increasing student numbers, declining household sizes, urbanisation and an ageing population. Based on current investment allocations, multifamily is the most popular sector within Living, although 75% of survey respondents expect investment volumes for coliving to increase at the fastest rate. The report also signals investor commitment to socially-conscious real estate assets. Sustainability is set to influence Living investment decisions, with 80% of respondents agreeing that capital allocations will have greater exposure to sustainable assets.&nbsp; Guy Grainger, CEO, EMEA, JLL, said:&nbsp;&ldquo;The investment landscape in Europe is changing, with demographic, social and economic drivers bringing greater focus on Living asset classes.&nbsp; It&rsquo;s a dynamic market and our approach of combining student and healthcare property with more traditional residential assets under our Living advisory team, gives our clients a simple yet effective opportunity to leverage future growth across these fields whilst also aligning with current and future real estate trends.&rdquo; &nbsp; Based on current and intended investment, the UK is the most appealing market for Living, with 79% of investors either already invested or targeting the country as a growth market. The most in-demand markets for new investment are France, the Netherlands and Sweden, closely followed by Spain and Ireland. 82% of investors have opted for direct investment into Living as their route to market while 38% use private real estate funds. LONDON&nbsp;March 2019 &ndash; Investment in the institutional backed UK multifamily private rental sector more than doubled in 2018 making it now the second largest market in Europe.Latest figures from JLL show investment into UK multifamily &ndash; also referred to as Build to Rent &ndash; totalled &pound;5.95bn (&euro;6.85bn) in 2018, up from &pound;2.5bn in 2017. This makes the UK the second largest market in Europe behind Germany which saw volumes of &pound;16bn (&euro;18.55bn) in 2018.UK investment volumes could grow to &pound;25bn per annum within the next 10 years, JLL analysis shows, if the growth of the sector follows the trend of the USA over the last decade where there are similar attitudes to renting and similar levels of home ownership as there are in the UK.JLL Living Research Director Nick Whitten says:&ldquo;The past 12 months saw just under &pound;6bn invested in UK multifamily &ndash; making it the second largest market in Europe, still some way off Germany in first place, but with a gap starting to open on the rest.&ldquo;But how big can it grow? If our estimates prove to be correct, UK multifamily will become a &pound;25bn-plus sector by the mid-to-late 2020s.&rdquo;However, proposed&nbsp;modifications to the Draft London Plan threaten to hamper&nbsp;the growth of the sector in the UK Capital, which currently accounts for half of the current 140,000 multifamily units that are either completed, under construction or have planning permission.The proposed amendment&nbsp;will allow London boroughs to demand that affordable rental units within a multifamily scheme could be managed by a Registered Provider, potentially hindering an investor&rsquo;s ability to manage a scheme in its entirety &ndash; one of the central pillars of multifamily.JLL Living Capital Markets Director Alix Green says:&ldquo;These proposed conditions are concerning for the sector. They seem to be a major step backwards given the progress that had been made towards understanding the sector and the acknowledgement that unified ownership and management are key criteria for multifamily.&ldquo;Tower schemes and those with single access will inevitably prove particularly challenging given the &lsquo;broken up&rsquo; nature of introducing a third party. The argument that institutions can simply establish their own Registered Provider in response to the proposed changes doesn&rsquo;t work unanimously.&rdquo;&nbsp;

Sales and lettings market report price rises at the lower end, although poorly presented properties still struggle to letLONDON, 24th July 2018&nbsp;&ndash; JLL&rsquo;s latest Prime Central London residential research report confirms a second quarter of price rises in both the sales and lettings market. Whilst growth is marginal, it represents longer term confidence in
 the Prime Central London market.Sales marketThe Prime Central London sales market has continued to show signs of stabilisation in Q2 2018. In the sub &pound;2m price bracket, prices increased by 0.2% on average during Q2, while in the &pound;2m-5m range, they rose 0.4%.Prices above &pound;5m are still falling, down 1.8% in the year to Q2 2018, but this is a marked improvement from the 5.9% pa decline in Q3 2015.Prices across Prime Central London rose by on average, 0.1% in Q2. Whilst this is not a huge rise, Q2 was the second consecutive quarterly increase, and the first time this has happened in more than four years.Richard Barber, Director at JLL, comments: &ldquo;Our report demonstrates an increase in confidence in the Prime Central London market, but Brexit, the prospect of a Labour government and punitive stamp duty still has its impact. That said, for those
 with a plan of living in London more permanently, it is business as usual, and this is reflective in the type of property that is being sold - smaller homes of two-three bedrooms and flats under &pound;5m are more popular.&rdquo;Lettings marketThe Prime Central London lettings market has turned a corner in 2018; rents have continued to rise for a further quarter which is the first time since 2015. Across Prime Central London, average rents increased by 0.1% in Q2 2018. This follows a 0.1% rise
 in Q1. Prior to this, rents had declined by 13% over two and a half years.Across Prime Central London, average rents increased by 0.1% in Q2 2018. Demand levels are
 good, and although there is a reasonable volume of available supply, rents are rising under the pressure of competition.However, more expensive one and two-bedroom flats are in some cases, struggling to let. Lucy Morton, Head of Residential Agency,
comments: &ldquo;Specification is key; ten years ago, a prized postcode would trump a new building, but now, more often than not, tenants would prefer a new purpose-built block with modern specification and amenities. As a result, many poorly presented
properties have been on the market for some time. For landlords in this position, we would advise refurbishing their properties - not necessarily to attain a higher rent, but to secure a tenant and reduce voids.

Providing much needed housing for London and the UKLONDON, 13 June, 2018&nbsp;&mdash; Football clubs in England and Wales have provided a significant contribution towards the UK Government&rsquo;s goal of boosting housing supply.As England prepares for World Cup 2018, JLL analysis of major stadium developments over the past 20 years shows that 15 professional football clubs have collectively enabled the delivery of nearly 7,000 new homes, as well as boosting their stadium capacities by an average of 63%.Five London clubs &ndash; Arsenal, Tottenham Hotspur, Brentford, AFC Wimbledon and West Ham United &ndash; account for 3,600 new homes, equivalent to around a fifth of the Capital&rsquo;s annual new housing delivery.The UK Government has set a national target to deliver 300,000 new homes per year in order to meet the accommodation needs of a rapidly growing population.The trend of converting old football grounds into housing started back in the 1990s when the Taylor Report into the Hillsborough disaster recommended that stadiums become seating-only venues, thereby reducing their capacity. This coincided with the launch of the Premier League in 1992, which spurred lucrative satellite TV deals that increased football clubs&rsquo; wealth.Several clubs, including Arsenal, Middlesbrough, Sunderland and Southampton, have now moved to bigger grounds, thus freeing up their old stadiums to become housing developments.In London, top clubs have favoured building new stadiums with large numbers of new-build flats included in their overall development plans. Tottenham Hotspur&rsquo;s 62,000-seater stadium in White Hart Lane will have 585 on-site flats when it is completed later this year, while AFC Wimbledon&rsquo;s new stadium in South West London will include 602 homes.JLL Research Director Nick Whitten says:&nbsp;&ldquo;Most football stadiums are located in urban areas where building new housing is the number one priority.&ldquo;Football clubs are a very important part of the local community where they are located. In supporting the delivery of new homes, they are helping to grow those communities.&ldquo;The need for new housing in the UK will continue to influence stadium developments.  totalled &euro;43 billion in 2017 as the market continued to experience a growth in demand from a wider range of global investors attracted to the stable income profile, improved diversification and possibility of building a residential platform. While nearly all markets saw growth in total investment, a number of these markets &ndash; most notably Spain, Denmark, Ireland and the Netherlands - reported double digit growth over the past year. Levels of institutional investment
 in Europe have increased significantly over the past year as a result of both heightened activity from foreign investors and greater volumes of forward transactions. Adam Challis, Head of Residential Research at JLL&nbsp;comments:&ldquo;Investment volumes in Europe grew by 13% in 2017 as demand for the sector continues to grow. This demand comes from both residential specialists looking outside of their domestic markets but also investors looking to improve diversification across their real estate portfolio.&rdquo; Spain, Denmark, Ireland and the Netherlands saw impressive growth in total volumes as investment increased by between 40 and 200% in these locations. JLL expects these markets to continue growing during 2017 as investors target the largest cities in these countries. Foreign investment represented 33% of total volumes, rising from 25% in 2016. While foreign investors have traditionally been most active in acquiring standing stock assets with value-add opportunities, their appetite to move further up the
 risk curve has led to significant growth in the number of forward deals completed by international investors. Challis&nbsp;continues:&ldquo;Forward deals are often the easiest route to market due the shortage of standing stock opportunities, particularly so in markets that do not have a wealth of stabilised assets such as the United Kingdom and Ireland. The overweight of capital against available opportunities is driving greater attention towards joint-venture deals where investors can get access to suitable land and development opportunities.&rdquo; Looking ahead, JLL anticipates that investment volumes will grow but at a steadier rate as a lack of available investment grade stock continues to impact activity. This will force investors to look at other ways to deploy capital, increasing
 both forward investment and cross border activity through joint ventures. Andrew Frost, Head of EMEA Residential at JLL&nbsp;comments:&ldquo;Geographical diversification by residential specialists is also expected to increase. Commercial real estate M&amp;A activity is at an all-time high in Europe following a number of high profile acquisitions in 2017. Although commercial sectors represent a greater portion of current activity, early signs in 2018 indicate that this trend is likely to spread to residential. LONDON, May 2018&nbsp;&mdash;&nbsp;JLL&rsquo;s latest residential research report into Mayfair and St James&rsquo;s reveals that the once commercial district is returning to its residential roots. With new luxury residences being launched, JLL forecast
 upwards growth of 9% by 2022, owing to demand for luxury lateral homes.Home to some of the most expensive properties in the world, and of course the Monopoly board &ndash; Mayfair and Park Lane, the area has seen a surge of demand particularly for large lateral apartments which are scarce outside of Knightsbridge.The conversions of the US Navy headquarters and the Canadian High Commission, both on Grosvenor&nbsp;Square, back into residential use, are prime examples of the metamorphosis underway. Once complete, Grosvenor Square could well become the most desirable
 residential address in the world.Sales marketDespite the high values that only HNWIs can afford, there is always a healthy stream of demand in Mayfair &amp; St James&rsquo;s, especially for new developments.&nbsp;However, the residential sales market here has not been immune from the external influences which have affected Prime Central London over the past three years. The change was triggered by the first of two stamp duty reforms in December 2014 with the second
 coming into force from April 2016.&nbsp;The impact of these, together with the EU referendum, has meant a decline in prices. On average, pricing in Mayfair &amp; St James&rsquo;s has slipped from &pound;3,550 psf at the end of 2014 to &pound;3,350 psf by Q1 2018.&nbsp;Sales prices, however, are still amongst the highest in London. Pricing can often exceed &pound;5,000 psf for best in class properties and approach &pound;6,000 psf on rare occasions. Furthermore, some of the prestigious and well-located new developments
 coming on stream over the next few years look set to challenge the &pound;6,000 psf high watermark.&nbsp;Typical one bedroom apartments in Mayfair &amp; St James&rsquo;s range from &pound;900,000 to &pound;1.15m while two bedroom flats usually command between &pound;1.75m and &pound;2.0m.&nbsp;Lettings market&nbsp;With a large proportion of the housing stock in Mayfair &amp; St James&rsquo;s inhabited by HNWI owner-occupiers, the lettings market is relatively small.&nbsp;Demand is typically from one of three main sources. The first is medium-term renters who expect to be in London for five or more years but who would prefer not to buy. The second is someone looking for a pied-&agrave;-terre. The third is a shorter-term
 renter who anticipates being in London for just 1-2 years.&nbsp;&nbsp;Peter Preedy, Director at JLL comments; &ldquo;Mayfair &amp; St James&rsquo;s are established and renowned global residential markets.
